Our duplex community is designed especially for adults 55 and older who are ready to enjoy the freedom of retirement without the burdens of traditional homeownership. Here, you’ll find a warm, welcoming neighborhood where independence and connection come together.

Each thoughtfully designed duplex offers 1,575 sq. ft. of comfortable living space with:
  • 2 bedrooms and 2 full bathrooms on the main floor
  • An attached 2-car garage
  • The choice of a full basement or no basement (basements are unfinished but include plumbing for a future bathroom and kitchenette)
Looking ahead, residents will also enjoy a future community center featuring generous gathering space, a fully equipped kitchen, and 2 guest suites—perfect for family visits and special occasions.

Frequently Asked Questions
What is a life lease?
Life lease owners purchase an interest in the property - which gives them the right to occupy for a long period of time, often for their lifetime. The buyer pays a large entrance fee upfront (close to current market value), followed by monthly maintenance fees and property taxes. A large portion of the entrance fee (equity) is returned to the owner upon the termination of the lease.  
Life lease properties are typically operated by non-profit organizations or senior living communities who develop and manage the property, providing services and amenities tailored to the needs of the occupants.
This arrangement is widely used in senior living communities across the country. It is a proven and reliable model that balances security, affordability and peace of mind.
what happens when I no longer live in my life lease home?
A life lease lasts until the end of the lease holder’s life or until the lease holder decides to move. Fairview Haven then sells a new life lease for that home, and from that sale a large portion of the original entrance fee (equity) is refunded to the owner or their estate.  
Can i pass my life lease on to my children?
No. While the life lease itself cannot be inherited, the owner or their estate receives the equity refund when the lease ends. If desired, heirs could purchase the new life lease, however a waiting list is established and individuals on the waiting list must first be offered the new life lease. This also allows the heirs to benefit financially without needing to sell or manage the property.

what are my responsibilities as life lease owner?
  • Real estate taxes, including applying for tax freezes or exemptions
  •  Utilities – electricity, gas, water, sewer, trash service, phone and internet services
  • Interior furnishings
  • Interior upkeep
what does the monthly maintenance fee cover?
The monthly maintenance fee covers the following services:
  • Exterior maintenance, repairs and upkeep, lawn care, landscape care, snow removal, exterior pest control 
  • Exterior window washing twice annually
  • Property insurance of the structure
  • Access to the common areas of the duplex community and activities and recreation across the Fairview Haven campus
  • Administrative oversight and coordination of the duplex community
  • Any maintenance, upkeep, utility services and property taxes for common areas
  • Inspections or check-ins on the unit during extended absences
does a life lease put me at a financial disadvantage?
No. In fact, a life lease offers financial peace of mind compared to both renting and traditional homeownership. Unlike rent, a large portion of the entrance fee (equity) is returned to the owner or their estate when the lease ends. Unlike owning a home, life lease tenants will never face the costs of replacing a roof, windows, appliances, or major repairs. The portion of the entrance fee that is retained by Fairview Haven is reinvested to maintaining the property—ensuring quality, comfort, and value for all residents over time.
